Client details: Multi-disciplinary primary healthcare centre development
We act for two large GP practices that jointly developed a £5.5m multi-disciplinary primary healthcare facility in a residential area in Leicestershire. We acquired the site on behalf of the majority (but not all) of the partners within each practice. This necessitated the establishment of a separate property owning corporate vehicle.
Third party funding for the development of the scheme was secured. We worked with the funder’s lawyers liaising with the Primary Care Trust (PCT) and their advisers throughout. We also advised on all of the construction documentation and liaised throughout with the accountants appointed to the project by our clients, in order to achieve successful completion.
In addition to providing surgery space for the two practices the building needed to provide three operating suites, offices for the local Primary Care Trust, a pharmacy, consulting rooms for visiting healthcare practitioners, a mobile diagnostics unit and a sports clinic. In addition there are two expansion zones in the roof area which are to be used on an ad hoc basis by private healthcare providers. Each practice also required a lease of their specific surgery with contractual arrangements being put in place for the management of shared areas.
We were able to use our detailed knowledge of the NHS/public sector to maximum effect in order to bring this ambitious project to completion. The building was opened officially in April 2008 by The Princess Royal.
We continue to be involved on an ongoing basis with the management of the building and with the acquisition of further plots adjacent to the original site for future development.
